These are the terms for using the Sofistay.com website operated by Trinity Security Ltd., posting listings, and ordering paid add-on services. The services are provided through a contract concluded online, between parties who are not physically present.

Sofistay.com is a housing and rental listing platform aimed primarily at international and domestic students coming to Debrecen.
These Terms of Service (the “Terms”) govern the use of the services available on the Sofistay.com website (the “Website”) operated by Trinity Security Ltd. (the “Provider”) by the individuals and legal entities using the Website (the “User”).
By using the Website, registering, or ordering any paid service, the User confirms that they have read these Terms, accept their content, and agree to be bound by them.
Matters not covered by these Terms are governed by Hungarian law, in particular Act V of 2013 on the Civil Code, Act CVIII of 2001 on electronic commerce, and Government Decree 45/2014 (II. 26.) on the detailed rules of contracts between consumers and businesses.
The Provider may amend these Terms at any time. Amendments take effect upon publication on the Website and apply to orders placed after they take effect.
To post a listing, the User must create an account. The information provided at registration must be true, accurate, and up to date.
Advertiser accounts may be subject to approval by the Provider. The Provider reserves the right to refuse a registration or the activation of an advertiser account without giving reasons, and to suspend or delete an account — in particular in cases of abuse, false information, or breach of these Terms.
The User is responsible for keeping their login credentials confidential and for all activity carried out with them. Persons under the age of 16 may not register or use the services on the Website.
By posting a listing, the User (referred to here as the “Advertiser”) warrants that they are entitled to advertise the housing or property in question, and that the information, photos, and descriptions provided are true, accurate, and do not infringe the rights of any third party.
Listings are reviewed before publication. The Provider reserves the right to reject, return for correction, modify, or remove any listing without giving reasons — in particular if it is false, misleading, unlawful, offensive, or does not fit the purpose of the Website.
The Advertiser acknowledges that moderation and approval do not guarantee the truthfulness of a listing and do not relieve the Advertiser of responsibility for their own listing.
The following are prohibited in particular: posting false or misleading listings, advertising non-existent housing, requesting a deposit or fee for fraudulent purposes, publishing unlawful, hateful, or indecent content, and any use of the Website contrary to its intended purpose.
The Website's core services (registration, posting listings, browsing, contacting advertisers) are free. The Advertiser may order the following optional paid add-on services for an approved listing:

Paid add-ons can only be ordered for an already approved (published) listing. Prices are stated in Hungarian forint (HUF). The Provider reserves the right to change prices in the future; changes do not affect orders already placed and paid for.
Featured placement activates automatically after successful payment for the ordered period (7, 14, or 30 days), with the expiry date calculated from the time of payment. After expiry the listing is not deleted — it simply continues as a regular listing.
The English-language listing is processed after successful payment: the translation is prepared by a member of the Provider's team, so the English version appears not instantly, but once processing is complete.
The contract for a paid service is concluded between the User and the Provider online, between parties who are not physically present, by electronic means. The contract comes into existence upon successful payment for the ordered service and is deemed a contract concluded by conduct.
The Provider does not see, store, or process payment or card data. The payment transaction is handled solely by Stripe Payments Europe, Ltd. as an independent payment provider, under its own data-handling and security terms.
The Provider issues an invoice for the ordered service, which is sent electronically through the Billingo invoicing system to the email address provided by the User.
Under Government Decree 45/2014 (II. 26.), a User who qualifies as a consumer would normally be entitled to a 14-day right of withdrawal or cancellation without giving reasons, counted from the conclusion of the contract.
However, the paid services available on the Website (featured placement, English-language listing) qualify as digital services not supplied on a tangible medium, the performance of which begins immediately after payment (automatically for featured placement, and by starting processing for the English listing).
By placing the order and paying, the User expressly requests that performance of the service begin within the 14-day withdrawal period, and expressly acknowledges that, once performance has begun, they lose their right of withdrawal and cancellation (Government Decree 45/2014 (II. 26.), Section 29 (1) points a) and m)).
Users who do not qualify as consumers (acting for business purposes) are not entitled to a statutory right of withdrawal.
Sofistay.com provides a listing platform and is not a party to the rental or other legal relationship formed between the Advertiser and the interested party (the person seeking housing).
The Provider takes every reasonable measure to review listings and filter out abuse (moderation, advertiser approval); however, it accepts no liability for the truthfulness, accuracy, or completeness of the information shown in listings, for the actual condition or availability of the advertised housing, or for the fulfillment of any agreement reached between the Advertiser and the interested party.
The Provider's liability does not extend, in particular, to the following:
The User uses the Website at their own risk and makes housing-related decisions based on their own careful verification. The Provider recommends that the parties meet in person and verify details carefully before entering into any agreement.
The design, structure, text and graphic content of the Website, as well as the Sofistay name and logo, are the intellectual property of the Provider or are lawfully used by the Provider. Any use, copying, or distribution of these without the Provider's prior written consent is prohibited.
With respect to the content they upload (text, images), the Advertiser warrants that they are entitled to use it, and by uploading it consents to its publication on the Website.
The User may submit any complaint about the service to office@sofistay.com. The Provider will investigate the complaint and respond within a reasonable time.
A User who qualifies as a consumer may, in the event of a consumer dispute, turn to the conciliation board competent for their place of residence or for the Provider's registered seat. The conciliation board competent for the Provider's seat is:

The parties will first attempt to resolve any dispute arising from these Terms amicably. If that is unsuccessful, Hungarian courts have jurisdiction to decide the dispute, in accordance with the applicable rules of competence.
The processing of personal data provided while using the Website is governed by the Provider's separate Privacy Policy, available on the Website. Payment-related data processing for the paid services is carried out by Stripe under its own privacy policy.
